Cheesecake Farms, a refined country estate venue with Bed and Breakfast accommodations, can be yours exclusively from 1 PM Friday until 1 PM Sunday. Overnight accommodations included.

• Use of the grounds and public rooms of the Mane House
• Staging kitchen for your caterer (Use our preferred house caterer or choose your own)
• Table seating for up to 24 guests in our wine cellar

• Choice of barn, Mane House or garden for wedding ceremony
• Inclement weather ceremony site alternative, if necessary
• Cream colored cloth table linens and white napkins as needed

• Coat racks, if needed
• Hospitality basket of coffee, tea and farm made cookies for over night guests.

• Professional wedding planner that includes day of wedding coordinating
• Celebrant /marriage license
• Wedding rehearsal & rehearsal dinner
• Catering as needed (rehearsal dinner, wedding reception)
• Plates, glasses, cups, cutlery, serving pieces for catering
• Additional linens & napery, if necessary
• Bridal bouquet
• Wedding Cake (Your caterer will cut and plate the wedding cake)
• Champagne or non-alcoholic sparkling beverage for the toast
• Glasses for toast
• Groomsman or witness to deliver the toast
• Camera for photos
• Your caterer, vendors and wedding coordinator to provide all set up and removal of decorations and trash

The Fine Print

• Tax is additional.
• Prices and offerings are subject to change without notice.
• The number count of people includes the bride and groom, family, the wedding party, children, guests and witnesses.
• Children must be closely supervised by a responsible adult at all times.  Children may not be left alone in any room at any time including while they are sleeping. 
• With regret, there is no credit or allowance for unused or undesired parts of our wedding packages.
• A professional wedding planner with day of wedding coordinator is required for the weekend wedding. You must present the planner’s professional information to Cheesecake Farms no later than 4 weeks before the wedding. 

Need more time?  No problem!

If you would like additional time either before or after the allotted time stated, we are happy to offer extended time by prior reservation for an additional fee.  Please make your requests, if any, when making your original reservation.  Extra hours are $250 per hour by advance reservation and payment, only. With regret, no early arrivals or late departures without advance reservation and payment for the extra time. 

Reserving the Date

• A non-refundable deposit of $2500 and a signed contract are required to make a reservation.  With regret, no reservations are made without both deposit and signed contract.  Requesting a date without a deposit or signed contract does not reserve the date.  The balance is due 4 weeks before the event. Failure to pay balance as required will result in cancellation of event and forfeiture of deposit. 

• Payment in full along with the signed contract are required when making a reservation for a wedding scheduled 4 weeks in advance or less. 

Deliveries

If you so desire and as a courtesy, Cheesecake Farms will accept pre-paid early deliveries on your behalf Friday morning before your arrival.  Cheesecake Farms or its assigns will not be responsible for what was delivered or its condition and will not make any payments for deliveries or tip drivers.  Deliveries requiring payment will be refused.  Deliveries appearing damaged will still be accepted.  Although we recognize that delivery times are sometimes out of your control, we strongly advise that you arrange deliveries for a time when you or a person you’ve designated will be at Cheesecake Farms to accept deliveries. 

Food and Drink

• If you are using a caterer other than our house caterer, you must provide a current license and proof of insurance for your caterer no less than 4 weeks prior to the wedding.  Sorry, no do it yourself catering or unlicensed/uninsured caterers. 

• In accordance with Virginia law, no one under 21 years of age may taste, sip or drink alcohol even with parental/guardian permission. 

• Cheesecake Farms is happy to accommodate guests with special food needs as we are able.  Please advise when making your reservations.  

• Cheesecake Farms does not have a dedicated kitchen for allergies and special food needs. Guests with severe, life threatening allergies or restrictive religious practices should bring prepared food suitable for their needs. We are happy to reheat prepared foods in the microwave.  With regret, no cooking other than microwave reheating of prepared foods is available. 
• We do not cook with, serve or provide foods and beverages with artificial sweeteners.

• Catering and beverage service is additional. 

• Cook’s choice breakfast served to over night guests. 

Venue

• Cheesecake Farms representative will be on site during the weekend to coordinate wedding frame work with the venue.  The Cheesecake Farms representative is not a wedding planner and will not decorate, set tables, participate or provide specific details for the wedding ceremony and reception.

• All wedding activities including arrivals, decorating or set up during the reserved time only. 

• Wedding, reception, music, festivities must conclude by 9 PM. 

• No noise after 9 PM.

• Rest rooms in the Mane House and Barn are not wheel chair accessible.  Please advise if guests require wheel chair accommodations.  Arrangements will be made for their comfort. 

• Cheesecake Farms or its assigns will not become party to problems or disputes between the wedding party or its assigns and vendors or between vendors such as, but not limited to, wedding cake provider, florist, caterer, photographer, celebrant, musicians. Please designate your wedding planner or other person to handle situations should they arise. 

• Planning on throwing rice at the newlyweds?  Please, instead of rice, throw bird seed.  It’s much more environmentally friendly and please, throw it outside. Thanks! 

Cancellations

4 weeks or more before the wedding – Refund less $2500 deposit.

Less than 4 weeks before the wedding – No refund.

Cheesecake Farms or its assigns reserves the right, if necessary, to amend or adjust your services without notice to provide a smooth and quality weekend wedding experience. No additional charges will be added to the original contract and no refunds, allowances or credit will be given.  You will be advised if possible. 

In the unlikely event that Cheesecake Farms or its assigns has to cancel your event for whatever reason, you will receive a complete refund for the venue and/or any funds paid to Cheesecake Farms, only, (including your deposit) which will be the full extent of our liability.
